There’s a lot of painting work in multi-family communities. Below are some best practices that will ensure your success in this segment.
5 Steps to Success In The Multi Family Segment
1. Research your multi family market
First, analyze your market to find the best opportunities.
Typically, a half dozen or so property management companies control a large percentage of the rental properties in each market.
Check local online rental websites or talk to the leasing manager at the properties to get the name of the construction or physical plant manager.
2. Do the work they don’t want to do
Most building exteriors only need to be repainted once every five to seven years, so their maintenance crews don’t do this kind of work on a regular basis.
Management companies benefit from hiring a professional contractor that has the equipment and expertise in prepping and painting exteriors. Therefore, you should become the go to company for this service.
3. Tap your team of experts
The exterior repaint situation is usually more of a challenge than new construction work. The surfaces to be coated are often in some degree of deterioration – rotted wood, cracked concrete, peeling paint, moisture problems, chalking and so on.
Ask your Paint Rep to survey the job site and help write a proper paint specification. This spec should be submitted and approved by the owner before you present your bid.
4. Be a color expert
Color selection is another stress point for property managers, who might be concerned about making a mistake and picking the wrong color. So, this is where you can step in and offer help in determining their color strategy.
For example, you can make use of Color Rendering services, where a supplier can work with you and the property owner to “try on” several different color schemes digitally so they can feel confident in their choice.
5. Be a one-stop source for your customer
Make sure to mention jobs they may not know you can handle, such as pool deck and walkway restoration, roof coatings, etc.
If you can take care of many needs – and in a cost-effective way – you offer a unique value to the property management company.
